LOAN PROGRAMS


¨ There are 2 basic loan pricing structures on residential loans:

- 6 points & 15% interest (No Monthly Payments!)

- 8 points & 10% interest (No Monthly Payments!   This loan available in Florida)

Our lender takes a very “hands on” approach with each deal being financed. Values are assessed by one of their approved appraisers that are familiar with your area. One of their highly qualified inspectors will meet you at your job to assess the project. Inspections are made prior to starting, and periodically throughout construction. Rehab draws are available on a weekly basis. This means the funds are available when you need them, and that you have an extra set of eyes making sure that your contractors are performing the work properly and in a timely manner.

Because our lender is involved with the process every step of the way, they are confident in their  ability to close loans – knowing that every deal they finance is a good one. For this reason they do not require additional collateral. Loans are secured solely by the investment property. There is no limit to how many properties clients can fund at one time, and there are no minimum or maximum loan amounts. This allows investors to have little to none of their own money tied up in the real estate transaction.

Loan Terms & Conditions

Please note that our lender does not charge application fees, inspection fees, underwriting fees, or any other "junk fees" that other lenders often hide from the borrower.

Duration of Loans
The time frame of the loan is for a maximum of six (6) months. The borrower must have the property refinanced and the loan repaid by the six (6) month deadline.

Loan Amount
Investor Rehab Loans will be 100% of the purchase price and 100% of the repair funds so long as the LTV does not exceed 70% of the ARV (after repair value). There are no minimum or maximum loan amounts. For loan amounts less than $55,000 minimum fees will apply.

LTV
The maximum loan to value (LTV) is 70% LTV, which is based on the after-repaired-value (ARV) of the property. The LTV calculation will include the purchase price, construction costs, purchase closing costs, points, and an interest reserve for the term of the loan. For loan amounts over $375,000, the maximum LTV is 68% LTV. 

Appraisals
All appraisals will be ordered by the lender upon receipt of the loan application. Borrower provided appraisals will not be accepted. The appraiser will request the full scope of work and construction costs from the borrower directly. The lender will not fund any loans with less than a $50,000 ARV. For properties with an ARV between $50,000 and $60,000, the LTV will be capped at 65%.

The Lender
The lender is a private lending and consulting firm that provides loans and consulting services for residential and commercial real estate investors that buy and rehabilitate distressed real estate. The entire lending team has a wealth of knowledge and experience concerning real estate investment, construction, and finances. Consulting with knowledgeable friendly and experienced investors is all part of the valuable service.
